The 3D sound effect is possible using two microphones, each set to capture what would be one of the ears. They are approximately 18 cm distant from each other, which simulates the neutral zone that exists between our ears in order to capture the sound as real as possible. They also use a human head mold in order to simulate the whole path taken by sound waves through our ears.
